Prepare a truck-stop portfolio overview

Make each location understandable while preserving the relationships across the wider operation.

Use a common site index

Assign a consistent reference to every location. Record the market, property format, operating entity, property owner or tenant, and whether the proposed scope includes the business, real estate or both. A shared structure makes comparison easier without suggesting the sites are identical.

Keep a separate line for a location with a different ownership group or sale scope. Do not blend a partly owned site into a fully owned portfolio total without explaining the distinction.

Retain the differences between locations

For each site, separate fuel, retail, foodservice, parking, services and rental activities. State who operates each component. If the period or reporting basis differs from other locations, flag it instead of creating a total that appears directly comparable.

Explain shared arrangements

Index group-level supply agreements, fleet relationships, management costs, shared staff, software and purchasing arrangements. Describe how costs or income are allocated in the records. Ask your accountant to explain any proposed standalone operating view.

Identify arrangements that cover selected locations rather than the entire group. Keep copies and amendments organized by agreement and site reference so a later review can trace the connections.

Create a property and equipment schedule

Record owned and leased land, major equipment ownership and the location of surveys, environmental records and maintenance information. A common schedule should point to supporting documents, not replace them or certify their completeness.

State the decision you want to explore

Explain whether you are considering all locations, selected assets or a staged process. Include timing and the ownership role of the person submitting. It is reasonable to begin with a summary while the scope is still being discussed.

Use the portfolio intake for two or more locations and describe mixed site types in the overview. Keep detailed business records, personal customer information and third-party confidential material out of the initial inquiry.

Start your private owner summary

Share the property format, market and what you are considering. Keep detailed records in your own files until an appropriate review is arranged.

Start a seller submission
